Historic $5.9 Million Victorian Mansion Looks Like a Real-Life ‘Practical Magic’ House

If the trailer for the highly anticipated "Practical Magic" sequel has you lusting after a dream Victorian mansion filled with magic and eccentric relatives, a new listing in upstate New York may well be exactly what you are looking for—albeit without any spells or witchy siblings included.

Known as Mount Merino Manor, the pink Victorian estate in Hudson recently returned to the market for the significantly reduced price of $5.9 million. It originally debuted for $7.33 million in July 2024.

The exterior of the home looks almost identical to the iconic property featured in the original "Practical Magic" and its upcoming sequel, which sees Sandra Bullock and Nicole Kidman reprising their roles as the Owens sisters.

And while it may be lacking in spellbooks or potion rooms, it offers its own kind of magic in the form of 100 acres of rolling lawns, beautiful riverfront scenery, and panoramic views of the Catskill Mountains, which create an ever-evolving backdrop to the historic abode.

Positioned along the Hudson River, the seven-bedroom residence feels plucked from another era—which, in a sense, it is, having been originally built in 1876.

Complete with a grand veranda, ornate Victorian detailing, and enough surrounding land to create a true sense of privacy, the property also includes a three-bedroom guesthouse, caretaker’s lodge, garage, and 6,200-square-foot utility barn.

While it still maintains much of its original charm—and design elements—it has undergone significant updates in recent years. The masterful blend of elegance with traditional structure creates a truly magical aesthetic, both inside and out.

“It’s an East Lake Victorian with clean architectural lines, floor-to-ceiling windows, and a chef’s kitchen,” says listing agent Jennifer Capala, with William Pitt Sotheby's International Realty.

“All of the bathrooms are updated, and three new bedrooms were added,” Capala adds.

The manor’s setting may be its greatest draw, with green lawns stretching toward the riverfront while mountain views frame the estate in nearly every direction.

According to Capala, the “large elegant spaces” and “enormous veranda” are among the standout features most likely to capture buyers’ attention.

The home also carries a notable historical connection. Capala says a former owner was friends with celebrated Hudson River School painter Frederic Church, whose artistic legacy still shapes the region today.

In fact, the famed Olana State Historic Site, Church’s Persian-inspired estate overlooking the Hudson Valley, is just next door to the property.

And despite feeling worlds, or at least a few centuries, apart, Mount Merino Manor is only about three minutes from downtown Hudson and its Amtrak station, making Manhattan just a few hours away by train.

Like much of upstate New York, Hudson has evolved over the past decade into one of the region’s most sought-after small cities, known for its antiques shops, art galleries, restaurants, and design-forward hotels.

“It has culture galore,” says Capala.

Beyond the home’s existing footprint, the estate also presents a rare development opportunity.

“Since it’s located in the Town of Greenport, there’s an opportunity to expand with no zoning regulations,” Capala notes.

While the home was not featured in the "Practical Magic" movies, it may well be the closest that fans of the films will get to owning the Owens' family home, which doesn't actually exist in real life.

Speaking to Architectural Digest in October 2024, the property's designers, Robin Standefer and Stephen Alesch of the design firm Roman and Williams, revealed that they had built the exterior of the property from scratch on Washington's San Juan Island. They swiftly demolished it when filming had concluded.

Its interior, however, was built out in Los Angeles, where Standefer and Alesch amassed all manner of trinkets to give the home the feeling that it had been lived in for centuries.

“We created their world, their home, their spirit through their objects. It is a home that truly is a cabinet of curiosities in the most incredible way. Like any generational, family home, it accrues memory through its objects. It is all about collecting," Standefer told AD.

It's understood that the property was rebuilt from the ground up to be featured in the new "Practical Magic 2," which will see Kidman and Bullock rejoined by their original co-stars Stockard Channing and Dianne Wiest, as well as several new characters played by Maisie Williams, Joey King, and Lee Pace.
